PROJECT MANAGEMENT

PEPCO provides skilled BMS Engineers & Field Technicians to the trade.

We maintain connections with over 100 jobbers that will come to your job site to install, program, setup and commission BMS systems. We have deployed staff for Jobs lasting anywhere from 1 week to 2 years.

Once a job is completed, PEPCO will provide one on one onsite training to individuals about the operation of the BMS system, or we can provide classroom training to a group at our corporate headquarters located in Deer Park.

SERVICE CONTRACTS

PEPCO provides full service contracts that include remote services, alarms, virtual engineers and onsite visits.

Remote Login Services
  • PEPCO will provide 24/ 7/365 online telephone support to assist your operators with the control system and settings.
  • The telephone support phone number 631-940-9880.
  • We maintain a log of USER NAMES and PASSWORDS as directed by Clients. As Client staff changes, gets relocated or positions change, PEPCO will permit or deny access to designated personnel.
Alarms Management
  • PEPCO alarms include critical alarms, priority alarms and routine alarms sent to clients via email or text.
  • PEPCO will test each alarm one time per year at the start of the contract period to confirm proper operation.
Virtual Engineer
Online Monitoring, Troubleshooting & Diagnostics
  • PEPCO Engineers will periodically log on to your system to remotely examine the system for overall operating
  • Based on operating conditions they will discuss adjustments and changes to control settings to improve overall efficiency and space temperatures to achieve optimum occupant comfort while maximizing energy savings.
  • Depending on the equipment and sensors installed in your facility, PEPCO will monitor the HVAC equipment for Summer/Winter operation
  • Daily equipment On/Off Cycles, Short Cycling, Runtime, Alarms, Bypass
  • Occupied and Unoccupied Time Schedules.
  • Supply and Return Temperatures, Stack Temperatures, Steam Pressure, Condensate Return Temperature.
  • Electric Meter, Make Up, Condensate, City Water Meters.
  • Flame Failure , Blowdown and Low Water Conditions
  • Building Temperatures and Domestic Hot Water Temperature
  • Any Failed Temperature Sensors, Valves, Actuators, Sensor Relays, etc.
  • We will discuss our findings with your management team to correct or repair any noticeable deficiencies.
Emergency Service Calls
  • PEPCO will provide immediate service via remote log-in connection upon request.
  • Onsite Field Service for emergencies is typically within one (1) business day for any emergency.
  • PEPCO provides onsite field service Monday through Friday from 8 a.m. to 4 p.m.
  • PEPCO requires authorization via email prior to dispatching a technician.
100% Parts & Labor
  • PEPCO will repair or replace microprocessors, sensors or end devices furnished and installed by us under our original agreement at no cost, provided that the failure is the result of normal usage and not the result of misuse, vandalism, fire, water, electrical power surge, electrical problems, lightening, brownout or an “act of God”.

METERING & SUB-METERING

PEPCO provides real time, web-based metering and sub-metering of tenants in multi-family and commercial properties.

Monitoring for temperature can help prevent pressure on plumbing due to extreme weather conditions

Metering systems include: Electric, Steam, Water, Hot Water, Chilled Water and Condensate. Reports include: Hourly, Daily, Monthly and Annual usage. Automated Read and Bill are available including BTU usage for billing.

UTILITY REBATES

PEPCO works with both CON ED and NYSERDA to obtain utility rebates and cash incentives for energy conservation projects.

PEPCO has obtained over $4,000,000 dollars in CON ED Rebates since the program inception in 2011.

PEPCO products and projects are designed to maximize utility rebates and maximize energy savings. In some cases PEPCO will install an Energy Management System at “No Cost” to the owner and will split the documented savings.

REMOTE MONITORING

PEPCO provide 24/7/365 remote monitoring of all sites.

VIRTUAL ENGINEER
  • PEPCO Engineers will remotely monitor the building via internet connection from our Central Station Monitoring Center for one year after installation.
  • Our engineers will remotely make adjustments and changes to control settings that will improve equipment efficiency and regulate space temperatures to achieve tenant comfort while maximizing savings.
  • We will monitor the plant for Summer/Winter Operation, Daily On/Off Cycles, Runtime, Alarms and Bypass.
  • We will e-mail operating reports with comments that will help improve overall building efficiency.
  • After the adjustments are completed we will BACKUP the database on to our office server.
  • Owner must maintain a IP connection to the system. We will offer a Monitoring Agreement at the end of the first year of operation.

ACCESS & LIGHTING CONTROL

PEPCO maintains a complete inventory of sensors, relays, actuators and DDC Components used for Building Automation, Home Automation and Energy Management Systems.

PEPCO services the trades and will assist in bidding, designing and furnishing a custom Automation Control System that will meet or exceed client Specifications. We are experienced in creating documents for Consulting Engineers, Architects, Owners and Developers. Once the job is secured PEPCO will create a complete Submittial Package consisting of CAD Point To Point wiring diagrams, Product Cut Sheets and Operating and Maintenance Manuals. When the job is completed PEPCO will create final AS-BUILDS for the project. Classroom Training or On-Site customer training is available when requested. If on-site field support is required, PEPCO will dispatch a Certified Field Technician or Engineer to assist in the Start Up or Commissioning of the project.
